The VA requires a wood-destroying-insect (WDI) report statewide in 35 states and territories, and in specific counties of 8 more states. Elsewhere it is required only if the appraiser notes evidence.

The report is the NPMA-33 form and is generally valid about 90 days. Since 2022 (Circular 26-22-11) the Veteran buyer is allowed to pay the fee.

If a state is not listed above, a WDI inspection is not required for the VA loan unless the appraiser specifically notes evidence of infestation in the appraisal report. FHA and conventional loans follow a similar "only if flagged" rule.

Common questions

Does the VA require a termite inspection in every state?
No. The VA requires a wood-destroying-insect (WDI) report statewide in 35 states and territories and in select counties of 8 more states (Colorado, Iowa, Nebraska, Nevada, New York, Pennsylvania, Utah, Wisconsin). In other states it is required only if the appraiser notes evidence of infestation.
Who pays for the termite inspection on a VA loan?
Since VA Circular 26-22-11 (June 2022), the Veteran buyer is allowed to pay the WDI inspection fee in any state. Before that, the buyer generally could not. Who actually pays is still negotiable and varies by local custom.
What form is the VA termite report?
It is the NPMA-33 wood-destroying-insect inspection report. It is generally valid for about 90 days for mortgage use; if closing falls outside that window, lenders typically require a re-inspection.
